The Cost to Paint Your Home
Posted on October 22, 2019
“How much does it cost to paint my house?”
At CertaPro Painters® of Lewisville – Flower Mound, TX we understand that cost is an important factor when it comes time to paint your home. The exact cost of painting a home is determined by several things including:
- Size and scope of the project
- The amount of labor and specific skills required
- Permits and HOA approvals
- The amount and specific types of paints and materials
Although we can’t provide an exact cost until we complete your free estimate, we can give you a bit more insight on your area. According to Movoto within the area that we serve, average home sizes range from 2,000 to 3,397 sq ft and although each home and project size varies, it is an important aspect of consideration when calculating a painting estimate. This size can determine how long each project will take from start to finish.
On average, projects typically take three to four days to complete. However, the scope of the project and the complexity will dictate the actual time frame. Occasionally, once we get started on a project, it becomes clear that we will need additional time, and we will never sacrifice quality for expediency. Because we provide written, binding proposals, and not merely estimates, if a project takes additional time to complete, we do not charge our customer for the additional time to get the job done right. Of course, if the additional time is required to accomplish a customer directed change order, there will be additional cost associated with the new scope of work.
When it comes to the services we provide, there are many different skills involved. While all of our crews are highly skilled at painting and minor repairs, more advanced repairs and trim carpentry work may require that we bring in our specialists. The time needed to complete specialty work is generally longer than a basic painting project, and the hourly rate for specialty craftsman is higher than the hourly rate for a skilled painter.
Luckily there are no permits required for residential painting in Texas, or for the types of repairs that we do, however Home Owner’s Associations (HOAs) often require that approval be obtained before the appearance of a home’s exterior, fencing, etc. can be changed. When this is the case, our customers present our proposal to the HOA for approval, and in our experience, approval is typically a three to four week process.
Lastly, it is important to consider the paints and materials that we will be using for your project. We use many different brands and types of paint, depending on our customers’ preferences and our technical knowledge of which materials are best suited. While there are price differences between paint types, the materials to be used are always spelled out, in detail, in written proposals and accounted for in the price of the project. Typically paint and materials are purchased for residential projects on the first day of the job. However, in order to ensure an efficient handoff from sales to the production team, customers are asked to provide their final color selections no later than 48 hours prior to the project start. In the event that materials need to be specially ordered, the time frame is typically only extended by a day or two.
According to Zillow the areas we serve have an average home value anywhere between $213,400 to $404,500 with a 86.9% homeownership rate.
