Exterior Painting & Staining of a One-Story Building
Project: A one-story commercial building in Argyle, TX required exterior painting and staining services to refresh and protect its surfaces. The cedar posts under a metal awning had suffered from sun and water damage, although the painted surfaces and overall exterior were in good condition. The client contacted our team to address these issues, and within less than a week of receiving the estimate, we were able to start and complete the project.
Process: Our project began with a comprehensive inspection of the building’s exterior. While the painted surfaces on the stucco, hardie board soffits, fascia, and doors were in good shape, the cedar posts and beams under the metal awning had visible sun and water damage. We recommended staining the cedar to restore its appearance and provide protection, while painting the stucco dormer walls, front porch ceiling, and other designated areas.
We scheduled the work over two days, ensuring minimal disruption to the building’s occupants. On the first day, our team began by power washing all surfaces to remove dirt and debris. Once dry, we carefully masked off areas to prevent any overspray and placed tarps to protect the surrounding ground.
The cedar posts and beams were sanded to smooth out any roughness from the weather damage before applying a high-quality stain that would enhance the natural beauty of the wood while providing long-lasting protection. For the painted surfaces, we applied a durable exterior paint in two coats, ensuring even coverage and a flawless finish.
Challenges: After completing the painting on the first day, a sudden and severe storm hit the area. The torrential rain and strong winds blew debris onto the freshly painted doors, causing leaves and grass to stick to the surfaces. Unfortunately, this debris became embedded in the paint as it dried, leaving behind faint outlines that were visible in the sunlight.
To address this issue, we returned the following day to sand the affected areas and apply an additional coat of paint. This extra step ensured that the doors had a smooth, even finish, free of any imperfections.
Result: The project was completed successfully, with the cedar posts and beams rejuvenated by the stain and the stucco, soffits, fascia, and doors refreshed with a new coat of paint. Despite the weather-related challenge, our team delivered a high-quality result that met the client’s expectations. The building’s exterior now looks vibrant and well-maintained, and the client was pleased with the quick turnaround and the final outcome.
