About the Project

Condition of Facility:

The project involved professional and timely coordination to ensure the services to both staff and residents were not disrupted for the duration of the project. The designated areas that were to be painted required a color refresh to brighten the space, as well as repairs to existing drywall and trim. In addition, Community Management was looking to replace the existing molding in the restrooms with cove molding while also removing pre-hung trash/paper towel dispensers and repairing/patching drywall for a seamless finish.

We supported the Community Management by completing the tasks at the specified dates and times. The project included coordination, timely and detailed communication, proper safety measures, professional preparation and cleaning, and skilled application techniques and processes using top-rated industrial-grade coatings and materials from Sherwin Williams.

Project Involvement:

Preparation – Our skilled team paid attention to the details to ensure all surfaces were properly prepared (“paint-ready”) prior to paint application. This included performing Level-3 Professional Preparation to all surrounding surfaces ie. addressing all nail pops/holes, damaged drywall (including wall scuffs), repairing cracks and tape seams, re-caulking open seams around trim, and spot-priming bare surfaces/repair work so as to ensure a uniform finish of the top coat of paint.  In addition, the project called for separate tasks requiring the craftsmanship our teams possess:

• Removing and re-attaching door hinges on stall panels before and after painting
• Removing designated wall mounted trash/paper towel dispensers in both restrooms and patching walls
• Removing and replacing damaged trim and door moldings
• Installing drywall along the base of all restroom walls
• Installing new 4″ cove molding along all restroom walls

Prime/Paint – In performing the project, we utilized the best quality products:

• Sherwin Williams SuperPaint Interior Acrylic Latex – For all designated walls, restroom ceilings, storage closet, and stall panels/doors, we applied 2 coats (Color Change) of this paint in a Satin Finish
• Sherwin Williams, SuperPaint Interior Acrylic Latex – For all doors, door frames, trim, shelving, and window frames, we applied 1 coat (Color MATCH) of this paint in a Semi-Gloss Finish
• Sherwin Williams, ProMar Ceiling Paint – For the reception area and hallway ceilings, we applied 2 coats (Color Change) of this paint in a Flat Finish
• Sherwin Williams, Multi-Purpose Primer – For the spot priming of repairs, we applied 1 coat of this primer to ensure uniform coverage of the top coat

Throughout the project, we followed product specifications in regard to preparation and applied wet film thickness of all products. These premium coatings far surpass other quality paints, guaranteeing great lasting results that will enhance the properties appearance and reduce your maintenance burden. All paint was applied in strict accordance with the manufacturer’s minimum recommendations and was applied using a brush/roller or spraying equipment with back rolling to avoid any defects, streaks, or sagging.

Special Challenges:

The project was completed safely and efficiently. It did require the use of ladders and to efficiently and safely access elevated areas as well as difficult and challenging painting areas. Due to the operational hours of the Community Clubhouse and regularly scheduled obligations daily/weekly, we coordinated with Community Management to ensure access to the project while also following through with completing the project within the requested timetables so as not to disrupt daily operations.
