Residential Presale Repaint in Rexdale
A homeowner couple in the Elms neighbourhood of Rexdale reached out to CertaPro Painters of Etobicoke in late fall of 2020, seeking to repaint their modest concrete and cinder block home in preparation for sale.
The home was looking tired, painted in a combination of white and black with extensive localized peeling of the paint. The front shutter trim and front and rear entry doors were also weathered, and in need of brightening.
Due to the rapidly worsening weather at the time, the work could not be completed in 2020 – knowing the urgency for the owners, CertaPro reached back out to schedule their presale repaint for the first favourable days of the 2021 exterior painting season.
The process began with a thorough power washing of the body of the home and front shutter trim, to remove accumulated dirt and some of the most heavily peeling areas on the concrete and cinder block surfaces. This was followed by wire brushing and rough sanding of the entire painted body of the house, to remove any last areas of peeling paint and produce a dull texture for optimal coating adhesion.
The next step was to carefully protect all surfaces adjacent to the body of the house, which was to be painted using an airless sprayer. One advantage of this technique is that simple surfaces which can be easily and safely masked off, may be painted with a great deal of efficiency and a very consistent surface finish. Door and window frames were taped off, and the homeowners’ and neighbour’s vehicles were moved onto the street, to ensure there was no possibility of wind-carried overspray causing any inadvertent damage.
Following roller application of exterior primer to the black lower foundation portion (to assist with topcoat hide), the entire body of the house was sprayed in Sherwin-Williams A-100 exterior latex paint, colour SW7006 Extra White. Once the paint was dry to the touch, the masking paper was gently removed from the shutter trim and doors, and these areas painted using Solo trim paint in complementary shades of SW6991 Black Magic and SW6205 Comfort Gray, respectively.
The process produced a completely refreshed exterior, bringing new life to the white and black surfaces and a contemporary pop of colour to the doors, all of which have given the couple the curb appeal they desired prior to listing their home – “they did a great job…we are very happy, and they were great.”
