CertaPro Painters of Denver was retained to apply a high-performance anti-graffiti coating solution to the exterior metal and overhead doors of the 17th Street Plaza building. The work included full-surface prep of metal substrates, spray application of a tinted version of HP5000 Aliphatic Urethane (a two-part system), and the complete repainting of overhead doors from corner to corner to ensure a uniform color and finish. The client specifically requested a coating system that would not require re-application after graffiti removal.
Challenges and Solutions
Working with a two-part aliphatic urethane presents challenges including correct mixing ratios, limited pot-life, deglossing of existing finishes, and achieving proper spray application to match factory-finished surfaces.
To address these:
- All glossy surfaces were scuff-sanded and cleaned thoroughly to ensure proper adhesion and to avoid visible underlying scuffs through a clear coat.
- The HP5000 system was tinted and spray-applied to achieve a consistent color architectural-finish across doors and metal areas.
- Night work was scheduled to minimize disruption to building occupants and maintain safety around high-traffic areas.
- Strict mixing controls and pot-life monitoring were enforced to avoid issues such as poor cure or finish defects.
Results and Impact
The project delivered a clean, uniform, high-performance finish that significantly improves the building’s exterior durability and ease of maintenance. With the anti-graffiti coating in place, the facility is now better equipped to handle tagging events with minimal touch-up required, reducing future disruptions and maintenance costs. The finish also met CBRE’s aesthetic and operational requirements—maintaining a factory-quality look while providing improved abrasion and chemical resistance.
