Warehouse Exterior Refresh for Evans Retail Facility

High-Precision Laser-Leveled Repaint
In July 2024, CertaPro Painters® of Lakewood, Golden and Evergreen completed a full exterior repaint of a 30,000 sq. ft. retail warehouse facility in Evans, Colorado. The project was commissioned by a Denver property manager preparing the building for sale and wanting the exterior updated to match other properties within their portfolio.
Situated in a largely agricultural and industrial district south of Fort Collins, the warehouse had a worn and weathered appearance, with oxidized paint and door surfaces covered in adhesive residue from years of tenant signage.
To meet the client’s goals, our team delivered a complete exterior restoration that dramatically improved the building’s curb appeal and brought it in line with the desired paint scheme. The transformation provided a clean, refreshed façade positioning the property more favorably for market presentation.
SCOPE OF THE WORK:
The project began with extensive preparation to ensure long-term adhesion and a professional finish. All building surfaces were thoroughly pressure washed using Sherwin-Williams Direct-to-Metal (DTM) wash, removing oxidation, contaminants, and residue. Doors were scrubbed and abraded to remove layers of old adhesives and to promote proper coating adhesion.
After cleaning and dulling any overly smooth areas, the crew masked off all surfaces not scheduled for painting. A laser-leveled line was then established across the building to create an exact separation point for the two-tone siding color scheme, a crucial step in matching the owner’s preferred palette used on other buildings.
Once properly prepped, the entire exterior was sprayed with two coats of Sherwin-Williams Pro Industrial BondPlex acrylic coating (eggshell sheen), selected for its superior adhesion, durability, and long-lasting color retention on commercial and industrial substrates.
CHALLENGES & SOLUTIONS:
One of the most complex aspects of the project was achieving crisp, clean separation lines for the two-tone paint design on a heavily corrugated 300-foot-long façade. Standard taping methods would not provide the precision required, so the team utilized laser measuring and leveling equipment to guide tape placement and ensure accurate alignment across all elevations.
Northern Colorado’s intense summer conditions also posed significant challenges. With 95+ degree temperatures, wind, and deep, unforgiving colors chosen by the customer, careful timing and application strategies were required to avoid flashing, premature drying, or color inconsistencies. Despite these obstacles, the team delivered a uniform, sharply defined, high-quality finish.

The completed project gave the aging warehouse a completely revitalized appearance, replacing dull, oxidized surfaces with a clean and modern two-tone finish.
