This building functions as a community-focused facility dedicated to health, wellness, and youth development programs for residents in the surrounding Dayton area. When we arrived, the exterior surfaces displayed faded and uneven color, with areas of chalking and discoloration caused by prolonged sun exposure and seasonal weather changes common in southwest Ohio. Previous coatings had begun to lose their integrity, leaving sections of the building looking dull and inconsistent. We scraped all peeling paint areas followed by a full power wash. All bare wood areas were primed and every paintable surface received two coats of a highly durable exterior latex. This commercial project took our team just three weeks to complete.
About the Project
What did the project involve?
After completing a thorough full scrape and power wash of the entire exterior, our team addressed any exposed or compromised areas by spot priming all bare substrates to ensure proper adhesion and long-term performance. Once the surface was properly prepared, we applied two full coats of a high-quality, durable exterior latex coating designed to withstand the harsh seasonal conditions Ohio is known for; including intense summer sun, heavy rain, and freezing winter temperatures.
Were there any special challenges involved?
One challenge involved the extensive surface preparation required before painting could begin. Years of exposure to Ohio’s changing seasons had caused areas of the existing coating to deteriorate, requiring a full scrape and power wash to remove loose paint and properly prepare the surface. Taking the time to thoroughly prep the building was essential to ensure the new coating system would adhere properly and perform long-term.
Weather also played a role in scheduling the work. Late fall conditions in Ohio can be unpredictable, with fluctuating temperatures and moisture levels that can impact exterior coatings. Our team carefully monitored the forecast and planned the work around favorable conditions to ensure proper drying and curing of the new paint system.
Did the project require any special equipment or techniques?
We used a 40’ articulating boom lift which helped us reach some pretty tight areas that would’ve been extremely difficult with just ladders.
