Apartment Community Exterior Refresh

SCOPE OF THE PROJECT: 

Because of the aging exterior, golf ball damage, and deteriorated wood components, this project required extensive preparation before any coatings could be applied. Proper prep was critical to ensure long-term performance and a uniform finish across the entire community.

Siding Repairs & Replacement

Damaged and fractured siding caused by repeated golf ball impacts was carefully evaluated across multiple buildings. Boards with holes, cracks, or structural compromise were either patched or replaced to restore the integrity of the exterior envelope and eliminate potential moisture intrusion points. Once repairs were completed, all new and existing surfaces were prepared to create a consistent substrate for coating.

Wood Replacement & Carpentry

Areas of rotted or failing wood were removed and replaced, particularly within soffits, fascia, and trim assemblies. These repairs addressed long-term moisture exposure and reinforced vulnerable areas around gutters and rooflines, ensuring the new coating system would be applied to sound, stable materials.

Cleaning & Surface Prep

All exterior surfaces were thoroughly cleaned to remove dirt, chalking, mildew, and environmental buildup accumulated over years of exposure. This step ensured proper coating adhesion and eliminated contaminants that could compromise the finish.

Loose or failing paint was scraped and sanded, and gaps, seams, and penetrations were sealed to prevent water intrusion and improve the overall appearance of the finished product.

Priming & Coating Application

Once repairs and prep were complete, all bare wood and repaired areas were primed to promote adhesion and provide a uniform base for the finish coats. High-quality exterior coatings were then applied to provide long-term durability, color retention, and protection against Ohio’s seasonal weather conditions.

The result was a complete exterior refresh that restored curb appeal, protected the buildings, and elevated the overall look of the community.

CHALLENGES & SOLUTIONS:

One of the most unique aspects of the Wexford On the Green project is its long-term, strategic approach. Rather than completing the entire community in a single season, ownership partnered with us on a three-year, three-phase repainting plan designed to minimize disruption to residents while allowing the property to invest in the improvements over time.

Phase 1 – October 2024

The project began in October 2024 with the first group of buildings. This initial phase allowed the ownership team to evaluate the repair scope, refine logistics, and establish a consistent process for future phases.

Phase 2 – October 2025

After the success of the first year, Phase 2 was completed in October 2025. With lessons learned and processes refined, the project continued seamlessly, maintaining consistent colors, repair standards, and quality across the community.

Phase 3 – Beginning October 2026

The final phase is scheduled to begin in October, completing the full exterior transformation of the community. This phased approach ensures a consistent finish across all buildings while maintaining budget predictability and minimizing resident disruption year after year.

Maintaining color consistency, repair standards, and project efficiency over several years demonstrates the strength of the partnership and the trust built with property ownership.

SPECIAL EQUIPMENT:

To efficiently reach elevated areas of the facility, the crew utilized a 40’ telescopic boom. The lift allowed the team to safely access high wall sections while improving productivity and reducing overall project time.
