Description of Project:
This extensive renovation project managed by CertaPro Painters of Columbus involved significant exterior upgrades to enhance both functionality and aesthetics of the residential complex. The project scope included repairs to stucco, repainting of stucco surfaces and fences, installation of board and batten vinyl siding over existing T1-11 siding, and replacement of all gutters and downspouts with new, larger ones. Additionally, our skilled carpenters rebuilt a large wooden staircase, replaced rotten wooden elements across various structures, and installed PVC trims while wrapping existing trims with break metal for enhanced durability. Key features such as balcony ceilings, window casings, railings, doors, frames, a Tiki bar, and the clubhouse were also meticulously upgraded.

Project Involvement:
This project required comprehensive coordination of multiple specialist crews, including painters, carpenters, siding experts, gutter installers, masons for stucco repairs, and a steel fabricator for custom staircase brackets. The extensive carpentry work involved replacing deteriorated wood and constructing new structural elements that were both functional and visually appealing.

Special Challenges:
The renovation presented several logistical challenges due to the tall structure of the buildings, requiring the use of lifts and scaffolding for access. Collaborative efforts with the city of Bexley were necessary to gain architectural review and approval for the aesthetic changes. A significant challenge was managing the staircase reconstruction, necessitating temporary relocation of tenants to maintain egress. This required careful timing to minimize disruption and allow tenants to swiftly move back in. Managing multiple crews over the extended project timeline also demanded exceptional coordination and project management skills.
