Orleans Inn
Project: The Orleans Inn came to us in October 2021 to paint the exterior of the building. The clapboards and trim on the front were in the best shape. The clapboards across the front were two different colors. There were many rust spots where nail head rusting was showing through. There was some rotted trim on the front. The shingles and trim on the sides and the rear were severely peeling and flaking. Some of large areas of shingles were almost devoid of paint and a lot of the rake boards had several areas where bare wood was showing through. The trim had several areas of rot in the normal places: ends of rake boards and corner boards. However, some areas, such as soffit boards, had several areas of rot.
Process: Painting and carpentry on the entire building. We replaced whole corner boards and rake boards where they were rotted with PVC board. We replaced window and door trim boards, entire pieces, with PVC board. We washed the entire building, which was about 12000 square feet. We did two coats of stain on the clapboards and shingles. They were two different colors. We changed the color on the clapboards so they were all a uniform color. The Inn has a waterfront deck on the rear of the building with a bench and railing running along the entire length of the waterfront. We painted the bench and railing too.
The Inn on the rear was three stories. The rear of the Inn also had a canopy framework that we had to work around as it was too hard to remove. The Inn has several dormers and tower on the top where we had to paint clapboards and trim. The dormers were hard to get too. The tower was much easier as it had a landing around the outside of it. There was an electrical line running directly into the building that we had to work around with help from the local electrical company. We dug out, applied primer and bondo and another coat of primer on the rusted nail heads.
Result: The customer was extremely satisfied with the finished project. He sent me an email at the end of the project explaining how happy he was with the project
