Integrity in Action – Turning a Setback into a Stronger Standard

When a Project Doesn’t Perform as Expected

We recently revisited a garage floor we had coated that didn’t hold up the way it should have. In certain areas – especially where vehicles were parked – the coating began to peel.

That’s not the experience we aim to deliver. So instead of making assumptions, we brought in an expert from Sherwin-Williams to evaluate the floor and help us understand exactly what happened.

Understanding the Root Cause

The issue came down to surface preparation.

For a garage floor coating to perform long-term, the concrete needs to be mechanically ground to create a texture similar to 120-grit sandpaper. This profile allows the coating to properly bond to the surface.

In this case, the concrete was too smooth – meaning the coating didn’t have the grip it needed to hold up under real-world conditions.

And that’s where something called hot tire pickup comes into play.

After normal driving, tires can reach temperatures of 130–160°F, and even higher during summer months. When a vehicle is parked, that heat transfers into the coating in a small, concentrated area. As the tire cools, the rubber can become slightly tacky and grip the surface.

If the coating isn’t fully bonded, that combination of heat and pressure can cause it to lift. Hot tires didn’t cause the failure – they exposed a weakness in the system.

Doing the Right Thing – No Shortcuts

We’ve completed hundreds of garage floors without issue, which makes situations like this even more important to address the right way.

There’s no quick fix here. The proper solution requires:

  • Fully grinding and removing the existing coating
  • Preparing the surface to the correct profile
  • Allowing the floor to properly dry
  • Rebuilding the system with the right materials
  • Adding a protective topcoat for long-term durability

In other words – starting over, and doing it right. No patches. No temporary fixes. No cutting corners.
