Warehouse Facility Painting in Memphis

When BPG Management needed to paint two 100,000+ square ft warehouse facilities in the distribution area of Memphis they chose CertaPro Painters® of Bartlett, TN. The buildings themselves were dingy and dirty with some minor tilt-up repairs needed. There was staining in some areas and some of the metal surfaces were rusted and peeling. This was a total repaint of the exterior of the two buildings This included the tilt-up siding, metal ridge caps, gutters, downspouts, metal awnings, stairs, railings, man doors, bollards, and fire suppression equipment.
Before the Commercial Painting Project Began…
There were originally three colors on the building, which we narrowed down with the customer to two. We also needed to repair several areas where the tilt-up was damaged and replace the backer rod in several of the building joints. Additionally, we used Ospho on the stairs to stop the oxidation (rusting) of the surface before painting.
During the Project…
Both buildings were occupied when we started the project. They were both busy distribution centers, with trucks coming in and out all day, every day. We were also not able to have some of the trailers moved. The client initially asked that we apply two coats of paint, with rollers, not sprayers, due to the tight spaces and a desire to avoid overspray issues. Our solution was to use a one coat paint system (Duration Exterior) and employ a Titan Spray Roller, which had the effects of increasing productivity, improving accuracy, reducing the risk of overspray to almost nothing, and reducing paint usage.
After the Painting was Completed…
We completed this project in October and November of 2023. We planned on it taking 28 days from start to finish, but we ran into some weather issues, which extended the project by 7 days. Interestingly, a competitive bid on this project projected a duration of one month for each building so even with weather delays we were able to deliver the finished project three weeks faster than the competing bid.
