Commercial Project Highlight

In this case study, we recap a commercial painting project that was completed in the fall of 2020 for three condominiums in Asheville, NC. We detail some of the challenges that our painting crew faced and share some before and after photos below.

Describe the condition of the facility/surfaces at the time work began.

There were three condominium buildings that needed repainting and a color change.

What did the project involve?

• Pressure washing
• Caulking
• Two coats of paint
• Repainting to siding, trim, and downspouts

How long did the project take, start to finish?

The project was completed over three months (September – November 2020).

Were there any special challenges involved?

The condo buildings had many individual homeowners. Mara, Luis, and Stu, the HOA president, worked closely together on planning out the schedule of each building. The schedule was carefully managed between the homeowners to gain access to their decks. Halfway through the first building, Luis noticed some streaks on the siding. After discussions with our Sherwin Williams sales representative, we determined the streaks were caused by surfactant leaching. The streaks did disappear over time after a couple of rainstorms, but we ultimately decided to switch products from Emerald to Resilience. Resilience offers a better moisture resistance technology. Luis did a great job of working around the weather as we were approaching the end of the painting season.

Did the project require any special equipment or techniques?

This job required an 80-foot lift to reach the top stories.
