With 36 large brick buildings in need of significant masonry repairs and a modern update, the project spanned six weeks and required meticulous planning and execution. From repairing mismatched bricks to repainting weathered metal doors and railings, our team tackled every detail to ensure a cohesive, contemporary look that complements the evolving aesthetic of the surrounding area. Description of Project: Towne Gardens apartments and townhomes are in the heart of Buffalo, New York. 36 large brick buildings needed a lot of masonry work and a modern look to fit into a more modern area of the city. Some of the brick had to be repaired, and the existing brick did not match the replacement brick.
Project Involvement: On the 36 brick buildings (22 two-story and 14 three-story) and the main office, we completed necessary masonry repairs, including joint repair and brick repair. Prior to the repairs, we washed each building to rid the brick of any cobwebs, mold, dirt, and mildew so the product would adhere and cure properly. Once the masonry repairs had dried fully and set properly, we used Loxon XP, a masonry paint and primer in one, to update these exteriors. The color that was applied to the brick was Mindful Gray SW 7106 in a Flat Finish. The Metal doors were wire-brushed and scraped where they were rusting. We then applied a direct-to-metal paint from Sherwin Williams Pro Industrial Line in Gauntlet Gray SW 7019 Egg Shell Finish. The metal railings were wire-brushed and scraped where they were rusting. We then applied a direct-to-metal paint from Sherwin Williams Pro Industrial Line in Tricorn Black SW 6258 Egg Shell Finish. The paneling on the three-story buildings was repaired and painted with Sherwin Williams Super Paint Gantlet Gray SW 7019in a Satin Finish.
Special Challenges: A challenge we faced during the project was the number of tenants that were currently living on the property. We had to coordinate with the main office to have each building open its doors so that we could paint the inside of them. Another challenge we faced was the condition of some of the paneling. We used a heavy-duty patching compound, sanded it down once it was cured, spot primed the area of repair, and then painted the surface to blend with the rest of the existing surface.
