Restoring a Western New York Landmark
In August 2025, CertaPro Painters® of WNY completed a full exterior restoration and repaint for The Why Coffee Shop, a long-standing neighborhood landmark located at the intersection of Main Street and Portage Road in Niagara Falls, New York. Serving the community since the 1970s, the building is a recognizable fixture in the local business district.
The objective of the project was to restore the building’s exterior, preserve its historic character, and provide a durable protective coating—all while minimizing disruption to customers and nearby businesses in this high-traffic area.
The property had recently undergone stucco repairs by another contractor, and CertaPro worked closely with the owner to confirm that all repairs were properly completed before beginning preparation and painting. The building’s complex mix of materials required a highly detailed and surface-specific approach to restoration.

SCOPE OF THE PROJECT:
The project included a comprehensive repaint of all previously coated surfaces, including stucco elevations, masonry walls, metal accents, and architectural details such as soffits, fascia, and decorative dentil moldings.
The process began with extensive power washing to remove dirt, mildew, and contaminants. This was followed by careful hand-scraping to remove failing paint, particularly on delicate masonry areas where preserving the integrity of the substrate was essential.
A combination of professional spray application and detailed brushwork was used to achieve consistent coverage across the varied surfaces. The updated color scheme maintained the shop’s signature deep maroon body while introducing clean, light-colored trim for contrast, restoring the building’s recognizable and welcoming appearance.
CHALLENGES AND SOLUTIONS:
One of the primary challenges was working with the age and fragility of the building’s masonry surfaces. Peeling and deteriorated paint required a delicate approach to remove failing material without damaging the underlying brick.
Another key challenge involved protecting unpainted red brick sections that were integral to the building’s historic character. The team implemented strict masking and containment measures to ensure these areas remained untouched.
The project also required careful coordination in a busy commercial intersection, where maintaining access for customers and neighboring businesses was essential. The crew worked in phases, focusing on one side of the building at a time and maintaining a fast-paced five-day schedule with thorough daily cleanup to minimize disruption.
SPECIAL EQUIPMENT & TECHNIQUES
To safely access elevated areas, including second-story soffits and fascia, the team utilized a high-reach boom lift along with specialized ladder systems. This allowed for efficient and safe work at height across all elevations of the building.
Advanced masking techniques were critical to protecting surrounding surfaces. Painter’s plastic, tape, and protective paper were used extensively to prevent overspray on adjacent businesses, signage, and unpainted brick.
Surface-specific preparation and coating methods were applied throughout the project. Metal components were treated with bonding primers to prevent future corrosion, while masonry and stucco surfaces were primed to prevent flashing and ensure uniform finish coverage. Intricate architectural details, including dentil moldings and cornices, were completed with precise hand-brushing to preserve the building’s historic character.

The exterior surfaces—including stucco, masonry, and metal elements—were affected by peeling paint, deep-set dirt and staining, and oxidation on structural components.
