Commercial Exterior Restoration – Ferguson, North Phoenix

In November 2025, CertaPro Painters® of Mesa/Tempe completed a comprehensive commercial exterior restoration for the Ferguson facility in North Phoenix. The project addressed severe, long-standing paint failure caused by years of exposure to Arizona’s extreme heat and UV conditions, requiring far more than a standard repaint. Our experienced team of commercial painters provided an exceptional service, all without impacting Ferguson’s daily operations.

Initial Conditions & Challenges

At the start of the project, the building’s exterior showed widespread peeling, delamination, and adhesion failure from the previous coating system. The deterioration was extensive across multiple elevations and substrates, making surface-level repainting ineffective. Aging masonry surfaces required stabilization, and the client needed a solution that delivered long-term durability while minimizing disruption to daily operations.

Scope of Work & Approach

To ensure lasting performance, the project was executed using a disciplined, multi-phase restoration process:

1. Surface Preparation

  • Power-washed the entire building twice to remove dirt, chalking, and loose coatings.
  • Performed extensive hand scraping to fully remove failing paint.
  • Focused additional preparation on high-exposure and high-failure areas.

2. Substrate Stabilization

  • Applied Sherwin-Williams® Loxon Conditioner to stabilize compromised masonry.
  • Spot-primed problem areas with Loxon Concrete & Masonry Primer to promote adhesion.

3.Coating Application

  • Applied two full finish coats to the building exterior using high-performance Sherwin-Williams products selected for substrate type and exposure conditions, including SuperPaint®
  • Primed and painted the standing seam metal roof at the building entrance using:

– ProIndustrial® ProCryl® primer for adhesion.

– ProIndustrial® Shercryl® finish coat for long-term metal protection.

4. Cure Period & Follow-Up

  • Allowed the full coating system to cure for approximately one month.
  • Returned to the site to address any additional peeling caused by legacy coatings beneath the new system.
  • Repeated preparation and sealing steps in affected areas, followed by final touch-ups to ensure a uniform, durable finish.

Timeline & Execution

The primary restoration work was completed in approximately 2.5 weeks, with the planned follow-up visit occurring after the cure period. This phased approach ensured the integrity of the final system while maintaining uninterrupted facility operations.
