Please be informed that the prices mentioned here are only averages and several factors might impact the price from these general estimates, such as:

The number of surfaces to be painted can affect the price. Are we painting your home trim, shingles, decks or clapboards?

The conditions of the surfaces to be painted also make a difference in preparation cost. If there’s significant wear and tear, like scratches or holes, we need to factor more labor time for repair and preparation in your quote.

The height of your home also plays a role, as painting a first and second story is less complex than reaching a third or fourth story. Higher areas requiring meticulous ladder placement for accessibility will require more labor.

Are you thinking of color change? If you plan on choosing a much darker or lighter shade, it will require more paint coats to cover the old color. We typically quote projects with 1-2 paint coats if they’re the same or similar to the existing painted surface. However, if we’re painting your exterior a completely different color, like turning your clapboard from brown to beige, we’ll need to apply a tinted primer coat first followed by 2-3 top coats. This ensures good coverage and prevents the old color from showing through.

Clapboard and trim prices are based on spot priming (priming only areas that are “raw” or have been sanded/filled/prepped) and 1 top coat of paint.

Prices include a high-quality residential architectural coating such as Sherwin Williams Resilience or Benjamin Moore Regal. Investing in high-grade paint does make a difference and will almost always save you money in the long run.
