Apartment Staining Case Study in Grapevine, TX
The Gatehouse in Grapevine, Texas, provides a living community for women and their children transitioning from abuse, poverty, or prison. It offers an independent life program to help them build new lives. The community includes 96 apartment units, a community center, counseling buildings, a general store, a chapel, and several smaller buildings. Despite being well-maintained, the hot Texas sun had faded the stained wood on all the buildings, with some areas showing wood rot. To preserve the wood’s beauty and integrity, The Gatehouse decided to restain all the buildings. Weekly inspections were conducted by on-site staff, ensuring regular touch-ups to maintain the wood’s quality.

Although it is a very well-maintained community, the hot Texas sun had faded the stained wood on all the buildings. There were a few areas of wood rot, but in general, the wood was in good condition. In order to preserve the beauty and the integrity of the wood, The Gatehouse wanted to re-stain all the buildings.
Project Involvement:
- Powerwashing – Power washing the wood and staining, while protecting all the painted and other surfaces.
- Light Carpentry – We had a small amount of light carpentry. A large lift was required to reach the very high stained surfaces on the community center and the chapel.
Special Challenges:
The use of Lift was mandatory because of the height of two of the buildings. The ground around the chapel was soft, uneven grass, so special care was needed in placing and navigating the Lift. We also had to accommodate the residents, being sensitive to their needs and making sure the work minimized disruptions to their lives.
