Fry Warehouse

Fry Warehouse is a two-building industrial facility located in Beaverton, Oregon. The buildings were in fair condition, but the existing elastomeric coating was showing signs of wear with peeling, fading, and bubbling in places, and there were cracks between the CMU that were in need of caulk to seal them and protect the structure from water intrusion. Some of the paint had peeled off the metal railings around the property and we were seeing signs of rust. The paint on the awnings over the loading doors was also peeling.

 

Project Planning

Our scope of work included scraping loose and bubbling paint from all areas of the building, caulking the cracks and gaps in CMU, removing loose rust scale from the railings, and repainting.

In addition to re-painting for exterior maintenance purposes, the building’s owner wanted to update the look of the building, giving it a clean and modern appearance. Our color consultant provided a few different color schemes for the client to choose from, and we applied samples to the building. We love their selections!

Our contract with the client was signed on October 1st and painting started later that month. Starting a project of this scale so that late in the year in the Pacific Northwest is a challenge, but we were able to complete the bulk of the work by early December with a few weather-related delays. We then came back in the spring, after the client had several loading doors replaced, and completed the job. The main part of the project took about two months, including weather delays.

 

Project Challenges

Our biggest challenges in this project were weather-related. When painting metal surfaces, we need warmer, sunny weather to ensure the paint will adhere properly. With the expertise of our crew and a close eye on the forecast, we were able to take advantage of the few warmer days in the winter to get the work completed.

With tenants in the building needing access to their loading areas, we were careful to communicate and plan for painting around those areas during low-traffic times, to minimize the impact on their business.
