Description of Project: Amberglen Courtyards is a 46 unit HOA community in Beaverton, OR.
Project Condition: In the well-maintained community buildings, regular painting is vital for safeguarding the integrity of siding and trim, particularly in our wet northwest climate. The application of a fresh coat of paint shields them from the effects of wet and windy winters. During our work, we meticulously inspect and replace failing caulking, ensuring all siding and trim are securely fastened by hammering in loose boards. We diligently note any instances of dry rot or damaged siding for prompt replacement. Additionally, we communicate any potential issues to the HOA board or manager for consideration of the most appropriate action.
Project Involvement: We undertook the preparation and repainting of all 16 buildings within this community, covering siding, trim, and doors. Preparation involved pressure washing to eliminate mildew, dirt, and grime that could hinder paint adhesion. We addressed loose joints by caulking, re-secured any loose boards, and scraped off any flaking paint. Additionally, we spot primed any bare substrate to enhance the bond of the new paint.
Special Challenges: To streamline the preparation and painting process for these buildings, we utilized a boom lift to access the upper areas efficiently and safely. Employing this lift enabled us to minimize disruption to the homeowners in the community by completing the project as swiftly as possible.
Special Equipment: We partnered with our friends at Miller Paint Company to provide renderings to the homeowners. Miller provided excellent guidance to simplify the color scheme, which had included eight colors. The new color pallet included four updated colors, which really modernized the appearance of the property!
