In April and May of 2026, CertaPro Painters® of Port Jefferson completed a six-week exterior restoration project for the Bishops Pond condo community, an 18-building residential property that had not received a full exterior painting or staining service in over 14 years.

Over time, the property had developed:

  • Embedded black staining on cedar railings and garage doors
  • Dirt and grime buildup across the buildings
  • Fading exterior finishes
  • Curling cedar shingles in some areas

Our team was hired to restore the appearance of the community’s exterior while preserving its original character before Memorial Day weekend.

Services Completed

  • Full exterior power washing across all 18 buildings
  • Deep cleaning of cedar railings and garage doors
  • Two coats of Woodlux solid stain applied to siding
  • One coat of Messmer’s semi-transparent stain applied to railings and garage doors
  • Shutters removed, painted with Moore Glow paint, and reinstalled

Project Challenges

Completing the Project on a Tight Timeline

The Board of Directors wanted all 18 buildings completed before Memorial Day weekend. Careful scheduling and sequencing were essential to keep the project moving efficiently without compromising quality.

Removing Deep Black Staining

One of the biggest obstacles involved the black stains embedded in the cedar railings and garage doors. Our team tested multiple cleaning solutions before finding the right approach for restoring the wood surfaces.

Matching Existing Colors

The community did not have records of the original stain colors used throughout the property. Because semi-transparent stains can be difficult to replicate, several stain samples and adjustments were tested to achieve the correct match.

Coordinating Around Other Trades

Our crews also worked alongside landscapers and other contractors throughout the project, requiring flexibility and ongoing coordination to maintain efficiency and safety on-site.

Our Approach

Thorough Surface Preparation

We began with full exterior power washing to remove years of buildup. Heavier-duty cleaning solutions were used on cedar railings and garage doors to lift deeply embedded staining.

Detailed Staining & Painting

The Board of Directors requested that all siding be brushed and rolled rather than sprayed. Because the cedar shingles featured spacing between each shingle, our crews carefully brushed stain into every gap by hand to ensure complete, even coverage.

Consistent Communication

Throughout the six-week project, we maintained close communication with the Board of Directors to provide updates, address challenges, and coordinate scheduling as work progressed.
