Industrial Plaza Paint Refresh

In 2024, our team completed a large-scale painting project at an industrial plaza in Upland, CA, managed by Sunny Hills Management Inc. As a property management company overseeing over 4.2 million square feet of office, retail, industrial, and residential spaces across Southern California, maintaining the visual appeal and durability of their properties is essential. The project took approximately 3-4 weeks and 800 hours to complete, involving extensive preparation and painting of multiple structures within the plaza.
Before the Project Started…
Before painting could begin, significant woodwork repairs were required to ensure a stable and smooth surface. Once the woodwork was completed and fully dried, our team moved forward with power washing to remove dirt, debris, and loose paint. Any peeling or flaking paint was carefully scraped off to allow for optimal adhesion of the new coat. To protect surrounding areas, all unpainted surfaces, including floors, fixtures, and landscaping, were meticulously masked off before painting commenced.
Aged and Weathered Wood
Years of exposure left the wood siding worn and in need of repair, with visible cracks and fading throughout the building.
Unprotected Surfaces Showing Decay
Without proper maintenance, the aged wood siding was vulnerable to further deterioration, making repairs and repainting essential.
Peeling Paint & Surface Damage
Layers of old paint were chipping and peeling away, leaving the surface uneven and unprotected against the elements.
Utility Doors Losing Their Finish
Heavy use and exposure had taken a toll on the unit entry and utility doors, causing the paint to fade and chip away over time.
After Completion of the Project…
The scope of work included painting wood siding, ceilings, stairways, railings, previously painted wood windows, and unit entry and utility doors. Due to the size and height of the buildings, our team utilized two boom lifts to safely and efficiently reach elevated areas, ensuring a smooth and uniform finish. Special attention was given to protecting attached fixtures such as lights and signage to prevent overspray. The result was a fresh, revitalized look that enhanced the overall aesthetic and durability of the industrial plaza.
