The Project:
CertaPro Painters of the North Shore, IL was contacted via a reference made by the property manager of a 4-story, 44 unit condominium complex, built in 1978, that needed a refresh to all 44 privacy balconies. The privacy balconies of the building, which is located in Chicago’s Northwest Suburb of Niles, had paint peeling off, rusted metals, patches of roof shingles missing, and soffits that were damaged, bent, and out of place. Suffice to say, the property manager chose the right company for the job!
The scope of the project was quite large, as each of the 44 units in the building required a refresh to their privacy balconies. This included prep and painting of each balcony, including railings, spindles, facia beam, and the floors. From there, CertaPro Painters of the North Shore needed to remove and replace the balcony soffits and channels, including replacing the rotted wood supports that were discovered upon removal of the soffits. The team then had to remove and replace the roof canopy shingles, as well as the balcony caulking. From mid-July of 2020, and for 11 weeks following, our team worked closely with the building’s Management and Board of Directors to ensure a tight production schedule so as to minimize disturbances to unit owners.
A challenge that arose as production began was the discovery of the rotted wood supports, which were not identifiable from the outset of construction. Because of this, each balcony required individual carpentry needs to be assessed, and CertaPro Painters of the North Shore had to adjust accordingly as the project progressed. Extensive grinding and sanding to achieve a firm surface prior to any coating applications was necessary, and 90% of the project was completed using boom lifts.
