Both buildings, constructed with tilt-up EIFS, featured multiple expansion joints and color variations that required restoration.
Scope of the Project
The project focused on repairing deteriorating expansion joints, repainting the exterior EIFS surfaces, and refreshing all safety bollards and guardrails. Over time, the expansion joints had cracked due to weathering and age, while the existing paint had faded significantly. To ensure a long-lasting and professional finish, the team applied a thorough process, including spray painting the primary colors first, using expansion joints as natural stop points, followed by backrolling to maintain a consistent texture. Accent colors were then carefully applied to refine the final appearance.
Challenges and Solutions
One of the main challenges of this project was working around the active operations of the tenants. Careful coordination was required to allow normal business functions to continue while completing the work efficiently. The team managed logistics such as clearing trailers from loading docks, relocating staged materials, and adjusting schedules around employee parking and tenant off-days for better accessibility. Additional obstacles included ensuring reliable water access for the painting process, matching the new paint colors to the existing siding, and securing the appropriate aerial lift equipment to navigate around mechanical installations, railings, and fences.
To overcome these challenges, boom lifts were used to access elevated areas, and the team maintained clear communication with multiple site contacts for each tenant. Through strategic scheduling, precise application techniques, and collaboration with the building occupants, the project was completed within one month, delivering a revitalized and durable exterior for both warehouse facilities.
