Over the course of five months, a team of skilled painters refurbished over 400 restroom ceilings in guest rooms. The ceilings required considerable repairs due to damage caused by humidity. Starting Conditions
Our team first assessed the scope of the damage to the bathroom ceilings to determine the needs of the project. Each ceiling, approximately 50 square feet in size, required significant restoration due to water damage, cracking drywall, and aged, dingy paint. The goal was to provide a durable, high-quality finish that could withstand the high humidity levels common in hotel restrooms.
Scope of Work
The project involved a meticulous multi-step process to ensure long-lasting results. First, each ceiling underwent a full skim coat application twice to smooth out imperfections. Afterward, a full prime coat using an oil-based primer was applied, followed by a top coat of Sherwin-Williams Pre-Catalyzed Waterbased Epoxy. This specialized paint was selected for its superior resistance to moisture and humidity compared to standard ceiling paints, ensuring greater longevity and improved aesthetics for the resort’s guest rooms.
Challenges Encountered
One of the most significant challenges faced during the project was scheduling and access to the rooms. Since the resort continued normal operations, the painting team could only work on rooms once guests had checked out. This meant the project had to be completed in multiple mobilizations, with the first phase requiring 150 ceilings to be painted within just seven days. Additionally, work had to be completed by 4:00 PM each day to minimize disruption to hotel guests. These constraints required precise coordination between the painting crew and hotel staff to ensure a seamless workflow while maximizing efficiency.

Given the extensive drywall repairs needed, the project also required highly skilled drywall specialists to deliver a flawless skim-coated finish. Despite the logistical challenges and strict time constraints, the team successfully completed the project on schedule, providing a refreshed, high-quality finish to the resort’s restrooms and enhancing the overall guest experience.
