Scope of the Project

This exterior renovation included full repainting of stucco surfaces, trim, parapet walls, and exterior details throughout the condominium development. Because of the building’s height and architectural layout, the crew utilized a combination of paint sprayers, brushes, and multiple ladder types to ensure consistent coverage across all elevations.

In addition to painting, the scope included carpentry repairs in areas where deterioration was discovered around windows, doors, and roofline transitions. Special attention was given to matching the existing mustard body color with complementary creamy white trim, creating a refreshed and cohesive appearance across the entire property.

Special Equipment and Techniques

To safely reach high-access areas around parapet walls, rooflines, and upper stucco elevations, the crew operated a 60-foot articulating lift along with specialized ladder systems. Professional spraying equipment was used where appropriate for efficient, even coverage, while detailed brushwork ensured clean finishes around windows, doors, and trim transitions.

Work hours were carefully managed, with crews operating between 8:00 a.m. and 6:00 p.m. and working select Saturdays to meet the project timeline. Proper parking, onsite behavior expectations, and access needs for exterior water sources during pressure washing were coordinated in advance to support a professional, organized jobsite.

Challenges and Solutions

The primary challenges of this project involved communication and access coordination between residents, the management company, and the painting crew. With multiple occupants on site, scheduling and real-time updates were essential to maintaining smooth operations throughout the four-week timeline.

Lift access was another key consideration, as specific entry points were required to safely position equipment. While entrances were not expected to be blocked, the boom lift occasionally needed to temporarily restrict portions of the garage or back drive. The onsite crew leader communicated directly with affected owners to address concerns immediately and keep disruption to a minimum.

The project also required flexibility, as additional wood repairs could be identified after pressure washing and surface preparation. Residents were kept informed of any schedule adjustments as work progressed.
