Wyomissing Club Senior Apartments Commercial Painting Project
Problem To Be Solved:
The Senior Apartments at the Wyomissing Club is a historically restored city landmark that consists of 54 one-bedroom and four two-bedroom apartments located in the City of Reading, PA. The exterior was outdated, doors, windows and wood trim on three sides of the 5-story building were rusted. The desired outcome was to have the color scheme remain the same and the wood trim replaced. Additionally, safe practices for working with lead-based paint had to be considered during the preparation of the wood surfaces since the building was built prior to 1978.
Problem Solver Solution:
The project took a total of five weeks to complete with five-man crew. First, all paintable wood surfaces had to be scraped and sanded by hand, then wiped clean prior to painting using two coats Sherwin Williams Duration Exterior Latex Acrylic Coating, which is thick and self-priming. In addition, all wrought iron railing, grates, and metal man doors were manually scraped and sanded to remove rust, peeling paint and to ensure proper paint adhesion, then painted using two coats Sherwin Williams Pro Industrial Urethane Alkyd Enamel Direct-to-Metal (DTM) Coating. Multiple window sills and trim had to be removed and replaced as more rotted wood was identified on the upper levels. Due to the height and street location of the building as well as upper-level areas that need to be reached, an 80-foot straight boom lift was used to reach all upper-level trim above the 1st level. Permits from the city had to be obtained in order to operate the boom lift from the street.
Final Result:
The project was a success and all partied were pleased with the results. Immediately after the project was done, our team was asked to start working on another 34-unit senior apartment building of Phoebe property in Reading PA.
