Industrial Village Exterior Painting Project

Our team was asked to repaint the exterior of a group of three tilt-up buildings on Industrial Village Road. Tilt-up is a type of construction where concrete is cured in a horizontal position then “tilted” into a vertical position. The customer is one of the largest property management groups in the country.

The problem to be solved:
In December 2020 our team was hired to repaint the exterior of a group of three industrial buildings. The client also expressed a desire for a new color scheme to match the Radar Road project, so we had to be prepared to paint all the exterior walls and entrances, all while working to ensure we did not interfere with the operation of the tenant businesses that were open during the project. The weather was an additional challenge – working around the available weather windows sometimes meant working weekends and holidays.

Problem solver solution:
We started with a power wash of the buildings with a bleach solution. This removes dirt and other debris that interferes with the adhesion of the paint. We then primed exposed surfaces. We also repaired failing caulk and used backer rods where appropriate at the expansion joints. We painted railings, cage ladders, retaining walls, light posts, and bollards. We used lifts to access all areas of the buildings. One building also had a very steep drop-off that made it inaccessible by lift – here we used ladders with auto levelers.

Final result:
After just under a month of work, the results were clean, fresh, and modern. We officially finished in January 2021 and received positive comments from the owners and others with properties in the area.
