Painting Charter Senior Living Facility

CertaPro Painters® of Fredericksburg, VA completed an extensive interior renovation project for Charter Senior Living Facility, helping transform dated common areas into brighter, more modern spaces for residents, staff, and visitors.

The three-story project required complete wallpaper removal in designated common areas, wall repairs, interior painting, and detailed painting around existing box trim. As work progressed, our team also encountered areas of mold-affected drywall that required additional attention before the painting process could continue.

Because the project took place inside an active senior living community, careful coordination was essential. Our team worked with Charter to schedule painting around resident areas while making the safety and comfort of the facility’s elderly residents a priority throughout the project.

Scope of the Project

Before Our Work Began

The interior common areas throughout the three-story senior living facility featured existing wallpaper that Charter wanted removed as part of a broader redesign.

Removing the wallpaper was only the first step. The walls underneath required preparation and repair before new coatings could be applied, and the facility’s decorative box trim required detailed painting to preserve the architectural character of the interior.

The goal was to create a cleaner, more contemporary environment while completing the work responsibly within an occupied senior living setting.

What Did This Project Need?

Charter Senior Living needed a commercial painting team capable of handling multiple phases of interior surface restoration rather than simply applying a new coat of paint.

The project included:

  • Full wallpaper removal throughout wallpapered common areas across three stories
  • Wall inspection and repair following wallpaper removal
  • Preparation and painting of repaired wall surfaces
  • Detailed painting around delicate box trim
  • Addressing mold-affected drywall discovered during the project
  • Coordination around occupied resident areas
  • A refreshed color and finish scheme that supported Charter’s more modern interior design

Wallpaper removal can expose substrate conditions that were previously hidden from view. For this project, that became an important part of the work once sections of affected drywall were uncovered.

Special Challenges & Actions

Addressing Mold-Affected Drywall

During wallpaper removal, our team discovered multiple areas of drywall affected by mold. Instead of covering over the compromised surfaces and continuing with the painting process, these areas were addressed as part of the wall preparation work.

Larger affected sections were removed so the damaged material could be addressed before repairs and painting proceeded. Minor affected areas were treated with KILZ® mold and stain-blocking products as appropriate to the project.

Taking care of these underlying conditions was an important step toward creating a properly prepared surface for the facility’s new finishes.

Working Around Residents

Completing a large interior painting project inside an occupied senior living facility required an additional level of planning.

Common areas and corridors are part of residents’ everyday environment, and work near individual units had to be carefully coordinated. CertaPro Painters® of Fredericksburg, VA worked with Charter to determine availability and plan painting around resident spaces.

Resident safety remained a high priority throughout the project. By coordinating access and sequencing work with facility personnel, our team could continue moving the project forward while remaining mindful of the elderly residents living within the community.

Detailed Surface Preparation & Trim Work

Once the wallpaper was removed and underlying wall conditions were addressed, significant surface preparation was necessary to transition the walls from wallpapered surfaces to painted finishes.

Our team completed the necessary wall repairs and prepared the surfaces for their new coatings. Special attention was also given to the facility’s box trim. These decorative details required careful painting to maintain clean lines and complement the updated walls surrounding them.
