Luxury Apartments
CertaPro Painters® of Fairfax and Prince William had the opportunity to work on an exterior project in Arlington, VA. The project involved a central luxury apartment in a thriving downtown area with adjacent commercial businesses. The project included executing Level-3 Professional Preparation as it required full power washing, industrial caulking, scraping/sanding of paintable components, stucco repair, prepping, and painting of metal handrails and balcony rails.
With precise coordination with the architect and the client, we were able to design and deliver results that met the customer’s expectations.
CHALLENGES:
Large commercial projects provide their own set of challenges. For this project, our CertaPro Painters coordinated with the Architect on blueprint renderings and color designs, and the customer on their requested color palette and scope of work. Due to the thriving environment, our biggest challenge was obtaining permits to close busy streets to allow for safe and effective use of our commercial lift equipment. We also coordinated with property management and residents for door painting while also coordinating with storefront business owners to ensure our work did not impede their daily business operations.
CONDITIONS:
- Wall Prep – Walls need to be power-washed and paintable components need to be sanded/scraped.
- Stucco Repair – Industrial caulking for cracks and other surface damage.
- Texture Surface – Working with brick texture.
PROJECT INVOLVEMENT:
- Wall Repair – Proper preparation was needed involving industrial caulking and stucco repair.
- Exterior Paint – We had to prime the area for coats of the appropriate paint colors.
- Metal Prep – We sanded metal handrails and balcony rails.
- Lifts – Commercial scissor lifts, 60′, 80′, and 135′ straight boom lifts, and a 105′ atrium lift.
