Light Industrial Chimney Painting
A condominium complex in Ashburn, VA was looking for professional preparation and painting of the 96 metal chimney chase covers and chimney caps throughout the communities’ 12 condo buildings. The overall goal was to assist in maintaining a maintenance cycle for their community. In the process, we rejuvenated the appearance and restored the lasting durable protective condition. The project included professional coordination; communication; safety measures; lift equipment rental; preparation and cleaning; application techniques and processes; and the use of top-rated industrial-grade coatings and materials (Sherwin Williams).
Our goal was to recondition the paintable surfaces to restore the condition and protective properties of the chimney chase covers and chimney caps for a more aesthetically pleasing appearance. Both the processes and the products used were of the best professional grade ensuring the results are enduring and look great. We gave the designated components a fresh new look by transforming their appearance.
When finished, our preparation and painting achieved a new appearance for all buildings while significantly enhancing the protective properties and long-term durability of all identified components.
CHALLENGES:
The project was completed safely and efficiently. It required industrial lift equipment as well as the use of ladders to efficiently and safely access elevated areas as well as difficult and challenging areas. We arranged for the delivery, use, and recovery of lift equipment. While on-site, the safety in parking, maneuvering, and using lift equipment was properly considered.
CONDITIONS:
- Rust – Normal weather wear-and-tear and exposure to rain has caused rusting on the metal surface.
- Faded Paint – The majority of the surfaces had severely faded over time.
- Rejuvenation – Our goal was to recondition the paintable surfaces to restore the condition and protective properties of the chimney chase covers and chimney caps for a more aesthetically pleasing appearance.
PROJECT INVOLVEMENT:
To properly prepare the elevated metal chase covers and chimney caps, the team employed various professional techniques to ensure the surfaces were suitable for painting: The team used grinders and/or wire brushes and scraped and sanded components with rust. We removed peeling or cracked paint and removed/reduced surface corrosion. This gave us a more stable surface for primer and topcoat. Where bare metal was exposed, we spot primed with a high-performance special corrosion inhibiting metal primer to control corrosion and achieve better adherence of the topcoat.
Setup – Included protecting other areas from the cleaning and prime/paint process (use of tarps, plastic, masking, as the job site supervisor deems appropriate). Included cleanup to remove protective materials and any inadvertent product.
Cleaning – The scope included hand and/or powerwash and chemical cleaning, using the water and facilities provided or authorized by the community.
Preparation – Involved scraping and sanding to remove failing paint and remove/ reduce surface corrosion. Techniques involved wire brushes, hand scrapers, mechanical scrapers, and/or sanders.
Techniques – We applied primers and paints using brush, roll, and/or spray techniques, as deemed best by the job site supervisor. Brush and roll techniques are often used under windy conditions or when spray devices are not appropriate. All techniques were done to meet manufacturer specifications under various environmental conditions to achieve the best finish and results.
