Condominium Fence Staining Project
A Condominium Community in Centreville, Virginia was looking for professional preparation and staining of 56 newly installed residential fences. The overall goal was to assist the Community in maintaining a maintenance cycle for their brand-new fences while also enhancing their overall look and aesthetic.
In the process, we rejuvenated each appearance and restored the lasting durable protective condition of the fences. The project included professional coordination; communication; safety measures; skilled professional preparation and cleaning; application techniques and processes; and the use of top-rated Benjamin Moore stains.
Both the processes and the products used were of the best professional grade ensuring enduring results that look great. We gave the residential fences a fresh new look by enhancing the color palette and achieving a fresh new appearance while significantly enhancing the protective properties and long-term durability.
The project was completed on time and within budget. The Community was thrilled with the overall experience and professionalism throughout the project and looks forward to continuing to work with CertaPro Painters of Fairfax and Prince William in the future!
About the Project
Condition of Facility:
All residential fences (56 in total) were installed the previous fall and were given proper dry time to ensure proper adhesion/acceptance of the stains to be applied.
Project Involvement:
The project involved skilled Level-3 Professional Preparation including the following processes:
- The team lightly rinsed/cleaned all surfaces to be stained with low pressure power washing and TSP/Bleach/Clean solution.
- The team lightly sanded rough surfaces smooth as applicable (as determined by Job Site Supervisor) and lightly rinsed all surfaces to be stained with low pressure power washing.
- The fences required at least 24 hours to dry as we do not stain fences when the moisture content of the wood is greater than 18%.
- After sufficient dry time was met, the team applied 1 Coat of Benjamin Moore, ARBORCOAT Exterior Semi-Transparent Stain in the color selected by the community. The team made sure the stain was applied when the surface and air temperature were between 50- and 90 degrees Fahrenheit.
Special Challenges:
Due to the scope of work and being a fully operational community, CertaPro Painters, the Commercial Operations Manager, the Commercial Production Manager, and the Property Manager coordinated daily/weekly staging areas. The project involved professional coordination and a daily schedule for all residents to ensure staining of every resident fence was completed in a timely manner while alleviating any concerns of residents and Property Management.
Special Equipment:
All stain was applied in strict accordance with the manufacturer’s minimum recommendations. CertaPro Painters followed Benjamin Moore’s specifications in regard to preparation and applied wet film thickness of all products. These premium stains far surpass other quality stains guaranteeing great lasting results that will enhance the property’s appearance and reduce the maintenance burden
