Community Playground Renovation
Property Management, on behalf of a Multi-Family Community in Fairfax was looking for professional preparation and painting of the community playground. The overall goal was to assist the property in maintaining a maintenance cycle. In the process, we rejuvenated each the appearance and restored the lasting durable protective condition. The project included professional coordination; communication; safety measures; preparation and cleaning; application techniques and processes; and the use of the top rated industrial grade coatings and materials (Sherwin Williams).
Our goal was to recondition the paintable surfaces to restore the condition and protective properties identified within the proposal. Both the processes and the products used were of the best professional grade ensuring the results are enduring and look great. We gave the playground a fresh new look by transforming the color palette as chosen by Property Management. When finished, our preparation and painting achieved a new appearance of the playground while significantly enhancing the protective properties and long- term durability of all identified components.
Upon completion, Property Management was thrilled with the refurbished look and excited to showcase the playground to new and existing residents. Property Management looks forward to working with CertaPro Painters® of Fairfax and Prince William on future projects!
CHALLENGES:
Large commercial projects provide their own set of challenges. The project involved consistent communication with Property Management and on-site facilities to ensure the playground was blocked off from use during and after the project to ensure proper dry/cure time. Safety for residents was paramount and the team ensure the entire work area was properly masked and any loose debris was collected and properly disposed of each day on site.
CONDITIONS:
- Discoloring – The metal was showing faded colored from general wear-and-tear.
- Texture Surface – Loose, scrapped paint.
PROJECT INVOLVEMENT:
- Prep – The project involved full preparation and processes to revive its overall look.
- Metal Prep – We cleaned with trisodium phosphate (TSP) and diluted bleach or to remove dirt and kills algae, mildew and mold on the surface and washed the surfaces. Next, we scraped loose paint until a firm edge was reached and lightly sanded all very rough edges.
- Primer – The team spot primed all bare surfaces with a special bonding primer to ensure proper adhesion and durability for the topcoats of paint. For the topcoat, we utilized Sherwin Williams, All Surface Enamel and matched the colors as provided by Property Management.
