Commercial Painting Project in Chantilly, VA

In September 2020, a commercial management company was looking for professional preparation and painting of their property in Chantilly, VA. Their management was looking to refresh the overall look of the back of the retail facilities and color match the current exterior color.

The project involved refurbishing designated surfaces within the loading docks to update the facility’s exterior. The scope of work included painting the exterior masonry walls, metal railing systems, exterior doors, safety bollards, and garage doors. In addition, the stenciled door signage was replaced to supplement the large painting efforts.

The exterior makeover not only enhanced the appeal of the property, but also added a long lasting protection to large sections of the docks. The processes and products used were the best professional grade available, ensuring a great look and maximum durability.

Challenges
Projects of this magnitude have their own set of hurdles. Proper coordination with multiple retail customers, in conjunction with the property manager, was necessary for access to garage doors during regular business hours. Communication among CertaPro team members was also paramount, making sure the project was completed in an efficient and thorough manner.

Conditions

  • Peeling Paint – The paint on the exterior was starting to lose its adherence to the walls, leaving sections exposed to the elements with a lack of protection
  • Extensive Rust – Metal sections had large amounts of rust that needed removed before painting
  • Paint Discoloration – Years of exposure led to the exterior losing its original pop and color, requiring a brand new coat to revive the facility

Project Involvement

  • Preparation – The team used wire brushes and grinders to attack the sections plagued by rust. Peeling and cracked paint was removed and surface corrosion was reduced to provide a more stable surface for painting.
  • Painting – A corrosion inhibiting primer was used to prevent further corrosion issue and to achieve better adherence of the topcoat.
