Business Interior Painting Case Study
Located in Manassas, Virginia, the professional business facility was looking to refresh the condition and look of their interior walls, stairwell railings, and doors and frames throughout the offices, stairwell, hallways, and common areas so as to create a more aesthetically pleasing look for management, staff, and patrons. This project required expert coordination to ensure the facilities services to staff and patrons were not disrupted. We supported the facility operations by coordinating with onsite Facilities Director to complete the tasks at the specified dates and times so that the facility could continue to operate smoothly during and after the project.
In advance of new flooring that was to be installed by a separate contractor, the on-site management was looking to change the overall color scheme of the walls. The project included professional coordination, communication, safety measures, equipment preparation and cleaning, application techniques and processes, and the use of the top rated industrial-grade coatings and materials from Sherwin-Williams.
CertaPro Painters of Fairfax and Prince William and Northern Virginia’s goal was to deliver the customer service and results envisioned by management and staff. Our team provided the services, craftsmanship, and technical expertise needed to achieve the desired outcome, recondition the paintable surfaces, and restore their protective properties. CHALLENGES:
Condition of Property:
Before installing new flooring, the on-site management wanted to change the wall colors. CertaPro Painters worked to make sure the walls matched the vision of the management. We handled coordination, communication, safety, equipment preparation, cleaning, and used top-quality materials from Sherwin-Williams. Our goal was to provide great customer service and achieve the desired results. Our team did the work needed to refresh the paintable surfaces and restore their protective properties. We took care of everything, including supervision, labor, materials, and tools for the project.
Project Involvement:
Our painters performed Level-3 Professional Preparation on all surfaces that were to be painted. This included patching holes, repairing cracks, and repairing surface damage (e.g., gouges, scrapes, nail pops that have broken through drywall). Our painters followed product specifications in regard to preparation and applied wet film thickness of all products. All paint was applied in strict accordance with the manufacturer’s minimum recommendations. Paint was applied using brush/roller or spraying equipment with back rolling to avoid any defects, streaks, and sagging.
Primers
- Sherwin Williams, Pro Industrial Pro-Cryl Primer – For metal components that were to be spot primed, we applied Sherwin Williams, Pro Industrial Pro-Cryl Primer.
Paints
- Sherwin Williams ProMar 200 Zero VOC Acrylic Latex – For all designated walls, we applied 2 coats (COLOR CHANGE) of Sherwin Williams ProMar 200 Zero VOC Acrylic Latex in an Eggshell Finish.
- Sherwin Williams ProMar 200 Zero VOC Acrylic Latex – For all designated door frames, doors, door trim, window frames, we applied 1 coat (COLOR MATCH) of Sherwin Williams ProMar 200 Zero VOC Acrylic Latex in a Semi-Gloss Finish. We applied 2 Coats for any door frames that were to be changed to white.
- Sherwin Williams, ProMar Ceiling Paint – For the designated stairwell ceiling, we applied 2 coat (COLOR TBD) of Sherwin Williams, ProMar Ceiling Paint in a Flat Finish.
- Sherwin Williams, Pro Industrial Water Based Alkyd Urethane – For the designated stairwell railing components, we applied 1 Coat (COLOR MATCH) of Sherwin Williams, Pro Industrial Water Based Alkyd Urethane in a Semi-Gloss Finish.
Special Challenges:
The project was completed safely and efficiently. It did require the use of ladders to efficiently and safely access elevated areas as well as difficult and challenging painting areas. In addition, to properly access each resident hallway and common area, we coordinated with property management. Due to the operational hours and regularly scheduled obligations, we coordinated with property management to ensure access to the project while also following through with completing the project within the requested timeframes and staying on schedule so as not to disrupt daily operations.
Overall, we delivered on the expectations envisioned by property management and delivered extraordinary results.
