Apartment Complex in Dumfries Case Study
An apartment complex located in Dumfries, Virginia was looking to refresh the condition and overall look as well as update the color palette of its five (5) interior stairwell hallways for a more aesthetically pleasing look for management, staff, and residents. The project involved professional and timely coordination to ensure operational services to both staff and residents were not disrupted for the duration of the project. We supported the facility operations by coordinating with on-site management to complete the tasks at the pre-determined dates and times so that the facility could continue to operate smoothly before, during, and after the project.
Our goal was to deliver the customer service and results envisioned by property management and residents. In so doing, we provided the services, craftsmanship, and technical expertise needed to achieve the desired outcome reconditioned the paintable surfaces and restored their protective properties.
As a result, the Property Management team and residents were very pleased with how meticulous, precise, and efficient we were and plans to use CertaPro Painters of Fairfax and Prince William on future projects. We hope to continue a long-lasting, professional relationship going forward!
CHALLENGES:
Condition of Property:
The project entailed changing the existing color palette of the resident hallway walls, ceilings, stairwell railings systems, laundry rooms, and resident doors and door frames. Due to standard wear and tear, the surfaces required moderate repairs to ensure properly prepared surfaces prior to painting.
We believe that quality results are built around proper preparation. Overall, we performed skilled Level-3 Preparation. Our painters paid attention to the details. We cleaned surfaces prior to painting, repaired nail pops, cracks, and holes in the paintable surfaces scraped or removed failing paint, and sanded edges smooth on paintable surfaces. In addition, we repaired damaged drywall seams/cracks and caulked open seams on the surfaces to be painted. We also spot-primed any bare substrates and/or new substrate repair work. All new work was sealed and protected prior to being painted to permit proper adherence to the topcoat. Prior to painting, we covered and protected areas where the crew was working (ie. floors, windows, fixtures, equipment, etc.), in addition to sprinkler heads, vents, and light fixtures.
Project Involvement:
Regarding paint application, we followed product specifications in regards to preparation and applied wet film thickness to all products. The premium coatings we utilized through Sherwin Williams far surpass other quality paints guaranteeing great lasting results that enhanced the property’s appearance and reduce maintenance burden. All paint was applied in strict accordance with the manufacturer’s minimum recommendations. and was applied using a brush/roller or spraying equipment with back rolling to avoid any defects, streaks, and sagging.
Primers
- Sherwin Williams, Pro Industrial Pro-Cryl Primer – For spot priming bare metal, we will apply Sherwin Williams, Pro Industrial Pro-Cryl Primer.
- Sherwin Williams, Multi-Purpose Primer – For the spot priming of repairs as well as priming of doors/frames and lintels, we will apply Sherwin Williams, Multi-Purpose Primer to ensure uniform coverage of the top coat.
Paints
- Sherwin Williams, SuperPaint Interior Acrylic Latex – For all designated walls and ceilings, applied 2 coats (Color Change) of Sherwin Williams SuperPaint Interior Acrylic Latex in a Satin Finish.
- Sherwin Williams, SuperPaint Interior Acrylic Latex – For all textured ceilings, we applied 2 coats (Color Change) of Sherwin Williams, SuperPaint Interior Acrylic Latex in a Flat Finish.
- Sherwin Williams, SuperPaint Interior Acrylic Latex – For all doors, door frames, we applied 2 coats (Color Change) of Sherwin Williams SuperPaint Interior Acrylic Latex is a Semi-Gloss Finish.
- Sherwin Williams, Pro Industrial Water-Based Alkyd Urethane – For all railing system components and metal lintels, we applied 2 coats (Color Change) of Sherwin Williams, Pro Industrial Water-Based Alkyd Urethane in a Semi-Gloss Finish.
Special Challenges:
The project was completed safely and efficiently. It did require the use of ladders to efficiently and safely access elevated areas as well as difficult and challenging painting areas. In addition, to properly access each resident hallway and common area, we coordinated with property management. Due to the operational hours and regularly scheduled obligations, we coordinated with property management to ensure access to the project while also following through with completing the project within the requested timeframes and staying on schedule so as not to disrupt daily operations.
Overall, we delivered on the expectations envisioned by property management and delivered extraordinary results.
