Condo Painting – Exterior Refresh in Ashburn, VA
A Condominium community was looking for professional preparation and painting of the exterior wood components around four buildings as part of a greater refresh of the color palette to match the color scheme of the newly installed siding around each individual building. The project centered around painting breezeways including walls, all doors and door frames, and 3-level railing systems while also painting all exterior balcony fascia framing and columns, resident doors and service doors.
The overall goal was to assist the condominium community in maintaining a maintenance cycle for their community. In the process, we rejuvenated each the appearance and restored the lasting durable protective condition. The project included professional coordination; communication; safety measures; equipment rental; preparation and cleaning; application techniques and processes; and the use of the top rated industrial-grade coatings and materials (Sherwin Williams).
Our goal was to recondition the paintable surfaces to restore the condition, protective properties, and repair damaged wood components as identified with similar composite material. Both the processes and the products used were of the best professional grade ensuring the results are enduring and look great. We gave the building exterior a fresh new look by transforming the color palette as chosen by Property Management. When finished, our preparation and painting achieved a new appearance for all buildings while significantly enhancing the protective properties and long- term durability of all identified components.
This project was Phase 3 of a three year project centering around updating the full property. The superb coordination and communication between CertaPro Painters and the Property Management over all 3 phases allowed for this project to be completed in an efficient and timely manner while delivering the results envisioned by the community.
Condition of Property:
The community was looking to upgrade the color palette of the breezeway walls to match the updated color scheme of the newly installed siding around the exterior of the buildings. In addition, all doors and designated components that were painted needed a re-fresh. There were also multiple boards around the exterior balcony framing and breezeway columns that required replacement as the wood began showing rot. All breezeway railing systems began to show signs of rust.
Project Involvement:
The project involved professional preparation prior to painting. We followed the following processes to ensure extraordinary and lasting results:
Power Washing – We washed components that were to be painted with trisodium phosphate (TSP) and diluted bleach or similar solution to remove dirt and kill algae, mildew and mold on the surfaces.
Caulking – We caulked cracks that have been caulked previously including filling in where the caulk was missing or cracked using Sherwin Williams SherMax™ Urethanized Elastomeric Sealant. Scrape/Sand – We scrape loose paint and performed light sanding to all very rough edges. We used a combination of heavy duty power sanders (disk sanders, belt sanders) and hand sanding as applicable. For the breezeway railing systems and components, the team used grinders and wire brush to scrape and sand components with rust to give us a more stable surface for primer and topcoat.
Protection – The team safeguarded and protected the surrounding walkways and vegetation as necessary during setup and properly masked areas that were not to be painted as well as sprinkler systems and light fixtures while also posting “wet paint” signs around breezeways and railing systems.
Prime – We primed bare wood, bare metal, and metal with corrosion with primer to ensure proper protection , lasting results, and adherence of the top coats.
Carpentry – For all carpentry repairs identified, we used similar COMPOSITE materials, as much as possible. The advantage of composites is their extended durability (maintenance free).
Special Challenges:
Due to the scope of work and being a fully operational community, CertaPro Painters, the Commercial Operations Manager, the Commercial Production Manager, and the Property Manager coordinated daily/weekly staging areas in terms of buildings and components that were to be properly cleaned, prepped and painted.
With resident doors being included in the scope of the work, the project involved professional coordination and a daily schedule for all residents to ensure painting was completed in a timely manner while alleviating any concerns of residents and Property Management.
The project involved the use of ladders, power washers, sprayers, hand tools, and proper carpentry tools and installation techniques.
