Historic Multi-Unit Building in Boulder
Just two blocks from the Pearl Street Mall in Boulder, Colorado, this historic 12-unit building on Broadway underwent a thoughtful and detailed exterior restoration.
Built prior to 1978, the structure required adherence to EPA lead safety guidelines, prompting the team to hand wash the property and take every precaution in surface preparation and material handling.

Scope of the Project:
Given its age and architectural significance, the project demanded skilled craftsmanship and a delicate approach to preserve the building’s character while updating its appearance.
Special Techniques:
The team began by carefully removing failed coatings on the siding and trim, then applied Sherwin-Williams “PrimeRX” peel bond primer to ensure maximum adhesion and an even surface for the finishing coats.
Select siding and trim boards were replaced where deterioration was too advanced for restoration. Attention to detail was critical throughout the project, with all exposed and compromised areas meticulously prepped.
Surface preparation included replacing loose nails, scraping peeling paint, caulking recessed nail holes and previously sealed gaps, and repainting utility boxes.
Wires along the siding were painted for a clean, cohesive look, and even satellite dishes were carefully protected. The end result is a vibrant, long-lasting finish that respects the building’s history while providing a refreshed, protected exterior.
