A Curb Appeal Upgrade for
The Pearl at Boulder Creek

In November 2025, CertaPro Painters® of Boulder and Longmont completed a comprehensive exterior repaint of The Pearl at Boulder Creek, a nine-story senior living facility located in Boulder, Colorado. After years of exposure to intense Colorado sun, seasonal temperature swings, and Front Range weather conditions, the building’s stucco exterior had become heavily faded and worn, reducing curb appeal and long-term surface protection.

This month-long restoration project required detailed planning and coordination due to the occupied nature of the senior living community. Our team worked closely with facility management to safely refresh the entire exterior while maintaining uninterrupted access for residents, staff, and visitors. The completed repaint restored the building’s appearance while providing durable, weather-resistant protection designed for Boulder’s demanding climate.

SCOPE OF THE WORK:

The project included painting all exterior elevations of the nine-story stucco structure, along with trim, fascia, window frames, eaves, soffits, architectural accents, entry canopies, and common exterior areas.

Proper preparation was a critical component of the project and began with comprehensive power washing to remove years of dirt, oxidation, and environmental buildup from stucco surfaces.

Following cleaning, crews inspected the exterior for cracks and surface deterioration, completed necessary repairs, and applied caulking and stucco-appropriate primers where required. Multiple finish coats of high-performance exterior paint were then applied using professional techniques such as back-rolling to ensure uniform coverage, long-term adhesion, and maximum durability against UV exposure and freeze-thaw conditions common in Boulder County.

CHALLENGES & SOLUTIONS:

Working on a fully occupied senior living facility introduced unique logistical and safety challenges. The project required ongoing coordination with management to schedule work around resident routines, activities, and visiting hours while maintaining clear access to entrances and outdoor amenities at all times. Noise levels, equipment placement, and daily workflow were carefully managed to minimize disruption.

Because of the building’s height, aerial lift operations were necessary throughout the project. Equipment positioning was coordinated daily to protect landscaping, walkways, and common areas while maintaining safe pedestrian pathways. Weather conditions typical of Colorado’s Front Range also required continuous monitoring to ensure proper paint application and curing timelines without compromising quality.

Strict safety protocols, signage, containment measures, and daily cleanup procedures were implemented to protect residents and staff throughout the duration of the project, resulting in safe completion with zero incidents.

SPECIAL EQUIPMENT & TECHNIQUES:

Professional aerial lift equipment was used to safely access upper-story elevations across all sides of the building, supported by OSHA-compliant safety procedures and daily inspections. Specialized exterior painting methods were applied specifically for stucco substrates, including thorough power washing, crack sealing, targeted priming, and multi-coat application systems designed for high-altitude environments.

UV-resistant coatings suitable for Colorado’s climate were applied using spray and back-roll techniques to achieve consistent film build and long-term performance. Ongoing quality control inspections ensured complete coverage, proper adhesion, and detailed finishing across all architectural elements prior to final walkthrough approval with facility management.
