In this case study, we recap a commercial painting project that took place in the summer of 2022 for the Coyote South Hotel located in Santa Fe, NM. We detail the highlights from this project below:

Describe the condition of the facility/surfaces at the time work began.

We were working with various substrates: The stucco siding was showing a fairly large proportion of surface cracks and had been previously painted, the paint was peeling; the wood accents, for the most part, had not been stained or coated in a long time, the metal canales (roof drains) were in good shape but many were not coated and metal downspouts were in new condition although they were found to have the factory static plastic material still attached. Previously painted doors and door frames were in good condition, but the existing paint was peeling. The porte-cochere ceiling showed some water damage and drywall cracking/tape delamination. Concrete retaining walls extending from the building were included and in good shape. Metal handrails were also included and were in good shape.

What did the project involve?

The preparation work included surface level stucco patching, light drywall repair for the porte-cochere ceiling, removing the plastic from downspouts as well as complete pressure washing, scraping of all previously painted substrates, and trenching along the base of walls where possible. We then painted stucco and metal substrates and stained wood accents. Three paint colors were included and one color of stain.

How long did the project take, from start to finish?

July & August 2022.

Were there any special challenges involved?

The extent of the stucco patching was a key challenge and required a significant amount of time to complete. Colors were being changed and updated – originally two were included and were following the previous two-color pattern. A change order was initiated during the project to add a third color band around the building which required precise masking since the bottom of the band does not follow an architectural feature. The hotel had installed fencing around the back of the building which posed challenges for accessing that side of the building – the upper area was accessible over the fence with a boom lift, and the lower area required additional ladder access work. Hotel customer and employee safety was a key consideration as well as protecting vehicles from any possible overspray – parking lot cones/yellow tape were used to restrict parking and customer access to areas being painted.

Did the project require any special equipment or techniques?

Efficient access required the use of a 50’ articulated boom lift.
