COMMERCIAL PROJECT HIGHLIGHT

In this case study, we recap a commercial painting project that took place in the fall of 2023 for an Applebee’s restaurant in Rio Rancho, NM. We detail the highlights from this project below:

Describe the condition of the facility/surfaces at the time work began.

Substrates included stucco siding which required crack patching in a few limited areas. Light fixtures had been recently replaced which left visible gaps in the stucco around the fixtures – these had to be backed and patched. Metal doors, Wood multi-panel front door, Metal Roof Panels, Metal fascia (the flashing just under the roof tiles), Wood Beams in the front entry area, and Wood Gates; all were in good condition.

What did the project involve?

Stucco crack patching, Stucco patching around new light fixtures, Power Washing, Painting. This was a color change (bringing the look up to current band standards). Three colors were involved – the stucco siding color #1, Stucco accent ‘bump-out’ running around the top perimeter of the building was accented (color #2), the metal fascia plate, doors, metal roof panels, wood accents were all accent color #3). Also, we ‘trenched’ around the bottom of walls where possible (moved the ground landscaping away from walls) to prep and paint below the current ground level for a complete look and to avoid over-spraying onto landscaping rocks (we almost always do this).

4 days + 1 partial day for touch-ups.

Were there any special challenges involved?

The restaurant remained open during the project, the crew worked to minimize any interference with customer parking and entry to the restaurant. They adjusted work times and project flow to accommodate.
