How much will it cost to paint the exterior of my house?

How much does it cost to paint an interior room?

Typically $500-$700 per room for the ceiling, walls, trim and door. However, many factors determine the ultimate cost including the size of the room, height of the walls, choice of colors, how much surface preparation is needed, and whether the room is empty to densely furnished.

What paint sheens are typical for an exterior?

Satin is the most widely used sheen for exterior projects. It provides mid-level shine and is durable and easy to clean. Some homeowners request semi-gloss or gloss sheen for doors and other trim surfaces.

What paint sheens are typical for an interior?

Ceilings and walls frequently use flat paint because it is the least reflective sheen, therefore best at hiding surface imperfections.
However, eggshell and satin sheens are often used on walls in high traffic areas, children’s rooms, and high-humidity areas like bathrooms and kitchens because they are more resistant to dirt and moisture.

Baseboards, crown molding, doors, windowsills and other trim surfaces are typically semi-gloss or gloss sheen.

How often does a home’s exterior need to be painted?

There are a lot of factors involved here but generally speaking a paint job should last a good 8-12 years.
What is the best time to paint a home’s exterior in southern Oregon?

Our relatively mild climate makes for a long painting season. Prime time is May through October, but with today’s paint technology we can paint well into the winter and spring. Our days may get shorter, and weather delays more frequent, but don’t let winter stop you from requesting a free exterior paint project estimate.

What can I expect at my estimate appointment?

Your free residential estimate appointment can last anywhere from 20 to 90 minutes depending on the project. When we arrive, we ask that you first walk us around (for exteriors) or through (for interiors) all the areas that you intend to paint. Our goal is to fully understand your needs and your vision thus we will likely ask you a lot of questions such as:

  • What colors do you have in mind?
  • How soon are you hoping to start? Do you have a hard deadline?
  • Why are you painting? Getting ready to sell, or just time for a facelift?
  • Do you have a paint brand preference or a specific type of paint you’d like used?
  • What can we do to be the least disruptive to your daily routine while we are at your home? What work hours will be most convenient? Do you have a young child with a nap schedule? Is there an outdoor pet we should keep an eye on? Are there areas of the home we should keep clear to make it easy for you to come and go?

You will receive a written proposal either on the spot or typically within 24 hours of our visit, along with an estimate for how soon the project could start and how long it is expected to take.

What’s the process to paint my home’s exterior?

A typical project flow starts with pressure washing followed by drying time, surface preparation including caulking, scraping, priming (when necessary) and masking windows, painting the main body surfaces, painting trim surfaces and door(s), touch-ups, inspection, and final touch-ups if necessary.

Do you stain/paint decks?

Yes, we can stain or paint decks. Project costs will vary widely depending on the square footage, the current condition of the surfaces and how much preparation is required. Due to weather exposure and foot traffic, some level of maintenance is typically required every 2-3 years.

Can you paint gutters?

Yes, both metal and vinyl gutters can be painted. Best results are achieved when the surface is properly cleaned, primed (when necessary) and finished with a high-quality latex paint.

Can you paint garage doors?

Yes, most garage door surfaces can be painted. Similar to painting your home’s siding, the process starts with a thorough cleaning, caulking small cracks and minor blemishes, priming (when necessary) and finishing with a high-quality latex paint.

What do I, the homeowner, need to do to prepare for your crew’s arrival?

Leave the heavy lifting to us! We request that you relocate light and fragile objects and remove wall hangings and pictures. Small furniture may me moved to the center of the room. Heavy or fragile furniture can be left in place. We will cover it and/or carefully move it away from the wall.

For exteriors, patio furniture and grills should be moved away from the house. We prefer it if landscaping is trimmed back a distance of 18”-24” inches from the siding, if possible. Automatic sprinklers should be temporarily turned off to prevent moisture on painted surfaces. In most instances string lights will need to be removed. This can be done by the homeowner or by our crew, if necessary.

Do I need to be home while you are painting?

We are happy to have you around all the time but, no, you do not need to be present. At the end of the day we will provide an update on what work was accomplished and what’s planned for the following day.

How do I select my paint colors?

The easiest way is to go to the paint store and choose swatches. Once you narrow down your choices you might want to order samples (or we can provide them for you at no cost) to try out on the surfaces to be painted.

When your decisions are final, let us know the color names, color codes and at what store they were found. We prefer to have final color selections 5 days prior to start of your project.

Do you offer color consultation services?

Yes, we can arrange for a no-cost consultation with a color expert at your nearest Sherwin Williams store.

Are you licensed and insured?

Yes, we are licensed by the state of Oregon’s Construction Contractor Board (CCB), and maintain the required liability, workers compensation and vehicle insurance.

Do you need a deposit to get started?

No deposit is required.
