Understanding the Root Cause<\/h3>\n
For a garage floor coating to perform long-term, the concrete needs to be mechanically ground to create a texture similar to 120-grit sandpaper. This profile allows the coating to properly bond to the surface.<\/p>\n In this case, the concrete was too smooth – meaning the coating didn\u2019t have the grip it needed to hold up under real-world conditions.<\/p>\n And that\u2019s where something called\u00a0hot tire pickup<\/b>\u00a0comes into play.<\/p>\n After normal driving, tires can reach temperatures of\u00a0130\u2013160\u00b0F<\/b>, and even higher during summer months. When a vehicle is parked, that heat transfers into the coating in a small, concentrated area. As the tire cools, the rubber can become slightly tacky and grip the surface.<\/p>\n If the coating isn\u2019t fully bonded, that combination of heat and pressure can cause it to lift. Hot tires didn\u2019t cause the failure – they exposed a weakness in the system.<\/p>\n We\u2019ve completed\u00a0hundreds of garage floors without issue<\/b>, which makes situations like this even more important to address the right way.<\/p>\n There\u2019s no quick fix here. The proper solution requires:<\/p>\n In other words – starting over, and doing it right. No patches. No temporary fixes.
